We help Delaware property owners, builders, and managers finish strong after construction or renovation work. When the project is complete but the property still looks dusty, streaked, or jobsite-dirty, we step in with detail-focused post-construction cleanup to ensure the space is ready for move-in, turnover, or final presentation.
From the first call or email, we focus on fast follow-up and clear communication. We schedule an onsite appointment to review the scope, send a formal proposal, and keep you updated with reminders and an arrival notice about an hour before we head your way. During service, we use eco-friendly detergents and solutions, sodium hypochlorite only at a minimum concentration when needed, and soaps or surfactants to help solutions work properly. We can also provide Material Safety Data Sheets and explain what we are using, and we protect plants and landscaping with neutralizing agents like Plant Wash.
Pricing details are available upon request. Because post-construction cleanup can range from a focused post-construction window cleaning to a larger exterior cleanup that includes multiple surfaces, we price based on the scope we review onsite and what you approve in the proposal.
Pricing is based on what the property needs and what is included in the approved scope. When we visit the site, we review the full project and build a quote based on factors such as the property’s overall size, the job’s complexity, whether the property is one- or two-story, and whether ladders are required. We also consider the level of dirt, dust, residue, debris, buildup, or contamination; the amount of cleaning solution required; accessibility challenges; and whether exterior glass, gutters, siding, porches, foundations, concrete, or other surfaces are included. If you want a more basic cleanup versus a more detailed or premium finish, that also affects the final quote.
If the job requires Ortiz Pro Wash to provide its own water source, the pricing will be affected. We can bring our own water as needed, and we will account for this requirement during the onsite review and proposal process.

We do post-construction window cleaning, and we pay close attention to the details that affect the final look. When we arrive, we notify the property owner or contact, remove screens, and our team can work inside and outside at the same time. We clean the glass, tracks, sills, and surrounding details, and we primarily use a traditional squeegee-and-detail method rather than a water-fed pole shortcut. Screens can be soft-washed and reinstalled, and interior window cleaning is available. Delicate or older windows are handled more carefully and less aggressively, and if windows are cracked or broken, we may recommend not proceeding or we will discuss the risk first to avoid liability for pre-existing damage. If screens are corroded or difficult to remove, we address that carefully and keep you informed before we move forward. Hard water stain removal may require a different process and may be priced separately if approved.

Post-construction cleanup often includes exterior surface cleaning when dust, dirt, and jobsite residue affect the finished appearance. We prepare cleaning solutions onsite, pretreat surfaces as needed, allow solutions to dwell, and then rinse to finish. If you approve a higher level of detail, it may include additional scrubbing, detailing, or other finishing steps based on the scope we reviewed together. We match our approach to the material: since vinyl can tolerate a bit more pressure, Hardie board must be washed gently to avoid scratching or damaging oxidized surfaces, and stucco requires more reliance on a stronger solution and less pressure.

For dusty or dirty hard surfaces after construction or renovation, we use a practical, section-by-section process to get an even result. We pretreat the surface with a cleaning solution, use a surface cleaner for consistent cleaning, and rinse each section as work progresses. If stubborn contamination needs extra attention, we can post-treat where needed and use direct application and brushing for tougher spots. When we say “surface cleaner,” we mean a circular spinning tool powered by water pressure that cleans concrete evenly and thoroughly, and we keep expectations grounded to the actual conditions we see onsite.

If construction debris, leaves, or residue is affecting the gutters or drainage areas, we can include that work in the scope upon request. Debris can be removed by hand if that is what you want, then gutters are flushed with water, and pressure washers may be used where complexity requires it. Downspout flushing is available, especially when gutters run underground, and minor repairs, such as reattaching a loose downspout, can be offered. Gutter whitening can be offered, though it is typically recommended as part of premium house washing. If you want us to remove all gutter debris from the site, debris haul-away may incur an extra charge and must be approved as part of the scope.

We respond quickly when you reach out by phone or email, and then we schedule a property visit to thoroughly review the scope. That onsite review helps us quote the work accurately, talk through service options and overlooked details, and send you a formal proposal you can approve before anything is scheduled.

We keep the process simple and predictable so you are not guessing what is happening next. As your service date approaches, we send a reminder communication, and we provide an arrival notice about an hour before our crew heads to the property. After the work is completed, we follow up to confirm completion, check in when you are onsite, and send invoices and receipts as needed. We also typically send a post-job email requesting a Google review.

We use eco-friendly detergents and solutions, and use sodium hypochlorite only at a minimum concentration when needed. We also use soaps or surfactants to help solutions perform properly, and we can provide Material Safety Data Sheets for customers who want safety documentation. If you have concerns, we can explain what we are using through direct verbal communication.

We take steps to protect plants, shrubs, and surrounding landscaping during service. We use Plant Wash and other neutralizing agents, and we adjust chemical ratios based on weather conditions, including reducing solution strength in hotter weather. We also work carefully around ladders, hoses, and the surrounding property to keep the job site controlled.

We use the same strong communication process for residential and commercial work, and we provide more extensive proposal follow-up for property managers when needed. For managed properties, we can provide scheduling windows and projected start and end timing, and commercial invoicing terms may be available as net 30 or net 60. When we work around occupied spaces or open businesses, we can use extra manpower and guided pedestrian access if required, so people can move safely through active work areas.

Windows can make or break the final look of a property after construction, so we do not treat them as an afterthought. We prefer a traditional, detailed window-cleaning method that includes squeegeeing, detailing, track and sill cleaning, screen removal, soft washing, and reinstallation. We use that approach because it is thorough, and we believe it delivers greater homeowner satisfaction than a water-fed shortcut.
Most projects start with a phone call or email, and we follow up promptly by phone and email to get you answers quickly. We schedule a property visit to review the full scope onsite, talk through service options and overlooked details, and leave behind a card or additional information. After the visit, we will send a formal proposal by email so you can approve the exact scope before we schedule the work.
Once the quote is approved, we add the project to the schedule and send reminders as the service date approaches. About an hour before heading to the property, we send an arrival notification so you know we are on the way. For commercial or managed properties, we may follow up two to three times, and for apartment or multi-unit settings, notices may be posted or sent about a week in advance to reduce foot traffic and keep occupants safe.
When our crew arrives, we notify the onsite contact, set up equipment, and lay out hoses. We complete a water hookup or use company-provided water if arranged, and we prepare cleaning solutions onsite. Before cleaning begins, we inspect for pre-existing issues such as broken windows, damaged surfaces, cracked components, or other liability concerns. We also protect plants and landscaping with Plant Wash and neutralizing agents, take care around ladders, hoses, and surrounding property, and when needed, we use manpower to guide people safely through active work areas.
Cleanup is tailored to the scope approved in the proposal, which may include post-construction window cleaning, interior and exterior glass cleaning, and cleaning of tracks, sills, and screens. Depending on the material, we may soft-wash or pressure-wash exterior surfaces, clean concrete and hardscape section by section, and apply direct treatment for stubborn contamination when needed. If gutters and downspouts are included, we address those as part of the agreed scope. We use power washers, soft wash systems, surface cleaners, leaf blowers where appropriate, ladders, harnesses, and slip-resistant footwear when needed, a hot water unit for applicable commercial work, and specialized brushes for certain detailed cleaning tasks.
Once the work is completed, we notify you right away. If you are onsite, we check in to make sure you are happy with the results, and if you are not onsite, we can send an invoice. Residential customers may receive net 15 or net 30 terms, and commercial or property management clients may receive net 30 or net 60 terms. We accept cash, credit cards, checks, Zelle, Venmo, and PayPal. Once payment is received, we mark the account as paid and send a receipt. We also typically send a follow-up email requesting a Google review one to two days later.
This service does not include a warranty or guarantee. If you have concerns after the job is completed, we want to hear them so we can review the situation, communicate clearly about what we see, and work toward a reasonable resolution based on the approved scope and the conditions on the property.
