House Washing in Delaware

Get Green Algae and Grime Off Your Delaware Siding

House Washing Delaware

Green streaks and a dull, grimy film show up on home exteriors faster here than a lot of homeowners expect. The humid Mid-Atlantic summers and heavy spring pollen let algae, mold, and mildew take hold fast on siding, and near the coast the salt air speeds up oxidation on hardy board and metal surfaces. Left alone, that organic growth spreads and the exterior starts to look tired years before it should.

We soft wash and power wash home exteriors from the foundation to the roofline, matching the method to your siding so the buildup comes off without harming the material underneath. Removing organic growth, oxidation, and years of grime is the core of what we do at Ortiz Pro Wash, and a window rinse plus a foundation and porch wash come standard with every house wash.

If your siding has that green, weathered look, we can take a look and give you a straight answer. Call us at (302) 228-6599 to get started.

The Siding Types We Wash Across Delaware

Tell us your siding and we’ll confirm we handle it. Here is how the crew adapts to each material.

Vinyl Siding

Vinyl Siding

The most common siding across our service area. Vinyl tolerates more pressure, so the crew can work more aggressively. We apply a standard solution concentration through downstream injection to lift algae and grime evenly.

Hardie Board

Hardie Board Siding

Common on coastal-area homes, where salt air tends to accelerate oxidation. We wash hardie boards gently: once the surface has begun to oxidize, too much pressure will scratch and scrabble it, so we lean on the cleaning solution and use delicate pressure instead.

concrete and stucco

Stucco

Stucco calls for a higher-concentration cleaning solution and minimal pressure. It is a more-solution, less-force job, and we treat it that way to protect the finish.

Brick

Brick

Brick is cleaned with the appropriate pressure and solution for the surface. It holds up well and carries no special complications beyond standard care.

Oxidation Removal

Metal Siding

Not common in the area, but we clean it when we encounter it, adjusting our approach to the surface.

What Sets Our House Washing Apart

Beyond a clean exterior, here is what you get when the crew that shows up is thorough about the details.

plant

Plant Protection on Every Wash, Not an Upsell

Before we pack up, we treat your plants with a neutralizing solution. Your landscaping is protected as a standard part of every job, not an upgrade you pay extra for. We do it because it’s the right way to clean around a home.

house

We Match the Method to Your Siding

The wrong pressure on the wrong material can dull or scratch a surface, so the crew reads the siding before it turns on a single hose. That judgment call is what protects your home while the buildup still comes off completely.

sun shield

Cleaning Solution Ratios Matched to the Weather

We adjust our cleaning solution ratios to match the weather. Hotter days get a lighter mix to protect your surfaces; cooler days get the concentration needed to do the job right. It’s a small adjustment that protects both your siding and your plants.

A Material Safety Data Sheet Whenever You Ask

If you want to know exactly what we’re putting on your home, we provide a full Material Safety Data Sheet. No guesswork, no surprises. It’s part of being straight with you about the eco-friendly, biodegradable solutions we use.

Insured

We carry insurance. When there’s a ladder leaning against your two-story siding, that coverage is ours to carry, so you can hire the crew with confidence.

How Our House Washing Process Works

The Free On-Site Estimate

Reach out by phone or email and we respond quickly, following up by both. We schedule an on-site visit, walk the scope with you, review the tier options, and answer your questions on the spot. Before we leave, we hand over our contact information and follow up with a formal written proposal by email. We also ask a standard question at this stage: whether the home was washed before by another company. Some prior cleaners use more corrosive products, and that changes what solutions we can safely use on the next wash.

Scheduling and the Heads-Up

Once you approve the quote, we get you on the schedule and send a reminder as the date gets close. About an hour before arrival, we let you know we’re on the way.

Water Hookup and Solution Prep

On arrival, we connect the water supply and prepare the cleaning solutions, setting the sodium hypochlorite concentration to the day’s temperature. This is where the power washer, soft wash system, and downstream injection get staged for the job.

Pre-Soak and Dwell

We apply an eco-friendly, biodegradable cleaning detergent across the full exterior, matched to your siding type, and give it time to dwell so it can break down the organic growth at the root rather than just rinsing the surface. Heavier buildup gets a second targeted pass so nothing is left behind.

Rinse the Windows, Foundation, Porches, and Full Exterior

The rinse follows a set order for a reason: windows first, then the foundation and porches, and finally the full exterior top to bottom, so the loosened growth and solution residue carry down and off the house instead of streaking a section we already cleaned. If you’ve chosen the Deluxe or Premium wash, the added gutter detailing, oxidation removal, and protective coating happen here as laid out in the tier section above.

Plant Wash and Walkthrough

Before we leave, we treat the surrounding plants with the neutralizing Plant Wash. If you’re home, we walk the finished job with you, and the invoice only goes out once you’re happy with how it turned out.

What House Washing Costs in Delaware

Most house washes land inside a predictable range, and the final figure depends on your home. We price by the job so the quote reflects the actual work involved, with no hidden fees.

  • $250–$350 for one-story homes with no ladders required. This is the entry point for smaller single-story homes where the crew works from the ground.
  • Up to $700–$800 for larger homes. This mid-range covers larger two-story and higher-square-footage homes.
  • $1,200–$1,300+ for large, mansion-scale homes. This upper end reflects the biggest homes, where size, story count, ladder requirements, and contamination level all drive the price.

Where your home lands comes down to complexity, story count, whether ladders are needed, the level of contamination, and which cleaning tier you choose (Basic, Deluxe, or Premium).

A couple of ways to save are worth asking about when you get your estimate. If you add driveway cleaning to your house wash, we do the driveway at a discounted rate since the crew is already on-site. And booking two services together can earn a spring seasonal bundle discount, so it’s worth mentioning what else you’d like done.

Three Ways to Wash Your House: Basic, Deluxe, and Premium

We offer three service levels so you decide how far the wash goes. Each tier builds on the one before it, which puts the scope in your hands rather than pushing you toward the biggest package.

Basic House Wash

  • Connect the water supply and prepare the cleaning solutions.
  • Apply an eco-friendly, biodegradable cleaning detergent across the entire exterior, allow it to dwell, and apply a secondary solution if needed.
  • Rinse the windows, wash the foundation and porches, then rinse the whole exterior to clear organic growth and solution residue.

Deluxe House Wash

Everything in the Basic wash, plus:

  • Scrub the gutters to remove streaking and hard contamination (gutter brightening).
  • Scrub and detail the windows with window cleaning solution before the final rinse.

Premium House Wash

Everything in the Deluxe wash, plus:

  • Scrub the siding board-by-board to remove oxidation using a specialized emulsifier.
  • Apply a protective wax coating to the siding at completion to slow future oxidation.
  • Walk the finished job with you to confirm you’re satisfied.

On every tier, we pre-treat surrounding plants with a neutralizing Plant Wash solution before we leave, and we set the sodium hypochlorite concentration to the day’s temperature.

The Promise Behind Every House Wash

If you reach out and you’re not happy with the service, we come back and make it right. If a return visit still doesn’t settle it, we work with you on a fair money-back resolution. We stand behind our work and put our name on every house we wash.

Ortiz Pro Wash's crews arrived on time & worked energetically to clean first the roof of our moderately sized Cape Cod with two car attached garage. When the roof crew packed up & left, the house washing crew arrived simultaneously and set about that aspect of the job. They did a very nice job on siding, gutters, exterior of windows, foundation, concrete, screens and a few pieces of resin outdoor furniture. Both crews worked diligently, professionally and respectfully. I don't think you would go wrong engaging Ortiz Pro Wash for your roof and building cleaning needs. Good job & thank you!

Frequently Asked Questions

No. We use eco-friendly, biodegradable cleaning solutions at minimum effective concentrations, and we treat surrounding plants with a neutralizing Plant Wash before we leave every job. Any customer who wants to see exactly what we use can have a full Material Safety Data Sheet. We also adjust our solution strength to the weather, using a lighter mix on hot days to protect your surfaces and landscaping.

We conduct a thorough walk-through before every job, and if we spot pre-existing damage, we’ll let you know upfront so there are no surprises. We decline jobs where significant prior damage exists so we’re never blamed for damage we didn’t cause, and we document the conditions before we start.

No outdoor spigot? No problem, we can bring our own water supply. Just let us know when you call. There’s an additional cost for supplying our own water, and a job where the nearest water source is too far to reach may not be workable, which is something we’ll flag at the estimate.

Not necessarily. House washing is exterior work, so you don’t have to be home for us to complete it. If you’re home, we walk the finished job with you; if you’re not, we complete the work and send an invoice at net 15 or net 30.

Yes, and it’s a standard question we ask at the estimate. Some prior cleaners use more corrosive products, which changes what solutions we can safely use on the next wash. Knowing that history lets us protect your siding.
